8% of the agreed rate for the entire term which should be paid in full at the commencement of the tenancy.

- Pre-tenancy checking and setting up the tenancy ensuring you are compliant with legislation.
- Arranging and advising on any and all works required prior to the commencement of the tenancy (including organising contractors).
- Proactive calls to all registered applicants to generate further activity and tenant matching.
- Viewings conducted by a skilled professional that knows your property intimately.
- Follow up and regular feedback on viewings, negotiation and agreeing on the best tenant for the best rent in a timescale that suits you.
- Drafting, negotiating, and agreeing specific clauses where necessary to go into your tenancy agreement.
- Ensuring on the tenancy sign up paperwork is in place as per the Deregulation Act 2015.
- Taking the initial move in monies and ensuring tenants’ standing orders are in place.
- Registration and signing of the deposit through a government-approved scheme (DPS) and notifying the tenant.
Letting and Management Services
13% of the agreed rate for the entire term and any renewal or extension.
This includes everything listed for our Let Only service and Rent & Legal Assist Service and the following:
- The main contact between landlord and tenant.
- Collecting and processing the rent.
- Accounting to you monthly including statements.
- Organising maintenance and repair work giving you the choice of either using one of our vetted and recommended contractors or your own contractor (who must have the necessary indemnity and liability insurances in place.
- Routine visits twice a year with the first being on month three, annual gas safety organisation and serving the relevant certificate to the tenants.
- Rent review and tenancy negotiations.
- Chasing arrears and serving the statutory correspondences.
- Serving the relevant section notices to regain possession.
- Finalising the end of tenancy, ensuring the tenant is checked out and the property is returned to its original condition allowing fair wear and tear.
- Negotiating the deposit release.
Tenancy Renewal Fee
In our Rent Collection and fully managed services, any renewal fees are incorporated in the original fee.
